Toto Home Additions & ADU: The Sacramento Owner’s Guide

If you’re planning a home addition or ADU in Sacramento with Toto fixtures, we handle the full build from foundation to finish plumbing, including sourcing and installing Toto toilets, bidets, and lavatory faucets that fit your plumber’s rough-in specs. A home addition in Sacramento typically runs $45,000 – $130,000 depending on square footage, foundation type, and fixture package. A detached ADU runs $90,000 – $220,000 when built from the ground up. Most owners start calling us after they’ve bought a Toto product or received a rough-in drawing and realized the fixture specs don’t match their existing plumbing layout.

Here’s what we see most often: the architect or designer specified a Toto washlet or a skirted toilet, but the rough-in distance (the measurement from the finished wall to the center of the waste pipe) is off by an inch or two. Now the owner is stuck because the tile is about to go in and nobody caught it. That’s the kind of thing we sort out before it turns into a saw-cut slab repair.

Which Toto Models This Applies To

This page covers Toto fixtures specified in home additions and ADUs across the Sacramento market, not a single replacement part. The most common Toto lines we install in new builds and additions are the Drake and Drake II toilets (standard 12-inch rough-in, but the Drake II’s skirted base needs a specific flange position), the Ultramax II (one-piece, heavier, needs a level floor), and the Washlet+ series (C2, C5, S7) which mounts to a Toto toilet with concealed water and power supply lines.

The thing that trips up owners and even some contractors: Washlet+ bowls need a dedicated GFCI outlet within 12 inches of the toilet on the left or right side, and the water supply stub-out needs to be positioned lower and wider than a standard toilet supply. If the electrician and plumber didn’t coordinate on that before drywall, the wall has to be opened. Sacramento building code requires GFCI protection in bathrooms and ADU wet areas, and if you’re converting a garage, the panel location often dictates how far the circuit has to run. We plan for this at rough-in, not after tile.

For aftermarket versus OEM: Toto OEM parts, like flush valves and fill valves in the Drake series, are generally worth paying for because the tolerances on the gaskets matter. Generic fill valves work, but they often run louder and can void the Toto one-year limited warranty if a leak causes damage. On the fixture itself, we install the real thing. No substitutes on a homeowner’s spec.

We also work with other trade brands on these projects: KraftMaid cabinetry in the kitchen, Cambria and Silestone countertops where the design calls for them.

Signs Your Toto Home Addition or ADU Fixture Is Failing

  • Phantom flushing: the tank refills every 20 or 30 minutes. This usually means the flapper or the flush valve seal is failing, and water is silently running into the bowl. In Sacramento, hard water accelerates mineral buildup on the flush valve seat, which prevents the flapper from sealing. That’s the most common call we get on Toto Drakes that are five years old or older.
  • Water seeping from the base of a skirted toilet. Skirted Toto bowls hide the wax ring, so a leak presents as water pooling at the grout line instead of dripping from a visible bolt. If you see discolored grout or a slight musty smell near a skirted bowl, the wax ring has likely failed and water has been wicking into the subfloor under the tile.
  • Washlet seat not heating or water not warming. The C2 and C5 washlets have inline water heaters that scale up with Sacramento’s harder water. If the seat is still cosmetically fine but the water runs cold, the heating element is usually done. It’s not repairable as a component. You replace the seat or buy a new Washlet+ unit.
  • Weak or incomplete flush from a Toto in a second story addition. Poor flush usually points to a venting problem in the new plumbing, not the toilet itself. Sacramento code requires proper venting for each fixture group. When an addition ties into an existing vent stack undersized for the new bathroom, the toilet sips water slowly and leaves waste behind. We fix the vent, not the toilet.
  • Supply line corrosion or green crust at the wall stop. This is the giveaway on older homes getting a bathroom addition in Midtown, East Sacramento, or Land Park. Galvanized wall stops and braided supply lines fail together. We see it often enough that we check every existing stop before installing a Toto fixture, and we replace them as a matter of course on every bathroom we touch.

Replacement Cost & What’s Included

A walk-in shower with large-format tile and a built-in niche

Installed pricing for a home addition or ADU with a Toto fixture package in Sacramento runs $45,000 – $130,000 for an attached addition. A garage conversion lands between $30,000 – $80,000. A detached ADU runs $90,000 – $220,000 when you factor in foundation, separate electrical service, and the full plumbing rough-in.

On a smaller scale, if you already have the addition built and just need a Toto rough-in fix or a toilet swapped, the fixture and rough-in work runs $800 – $3,000 depending on whether we are opening walls or moving a flange.

What drives the big number: square footage, foundation type (slab versus raised), whether the addition ties into an existing sewer line or needs a new lateral, and the fixture package. A Washlet+ S7 with auto-flush and heated seat adds several hundred dollars over a standard Drake. Cambria or Silestone countertops in a kitchenette push the number up versus laminate. We write every price down before work starts. That’s the Kingswell standard. The number on day one is the number on the final invoice.

Every project carries our 365-Day Done Right Promise: if something fails inside the guarantee period, we come back and fix it at no charge. Written into every contract. No service call fee, no re-inspection fee, no argument.

DIY or Call Us?

A homeowner can check a few things first. Make sure the shutoff valve at the wall actually works. Check the supply line for visible corrosion. Test whether the tank refills when nothing was flushed. Listen for hissing. Those are fine to do yourself.

What you should not do on your own: moving a waste pipe, opening a wall to reposition electrical for a Washlet+, or jackhammering a slab to relocate a flange. Those need a permit in Sacramento, and the code has changed enough over the years that what passed inspection in 1995 will not pass today. Electrical work near water carries real risk. We pull permits on every project and the work gets inspected. If you’re holding a Toto box in the garage and watching YouTube about rough-in distances, skip the video and call us. It’s cheaper to fix before tile than after.
