CWS Windows & Doors: The Sacramento Owner’s Guide

We stock and install CWS-compatible window and door parts for Sacramento homeowners, and most replacement work runs $450 – $2,500 depending on the component, with full window replacements typically landing between $4,500 and $15,000. We typically complete a parts swap the same day we’re on-site. If your CWS window won’t lock, your sliding door drags across its track, or the sash has dropped an inch and lets Sacramento’s oak pollen drift in every spring, this page tells you exactly what you’re dealing with and what it costs to fix right.

Which CWS Models This Applies To

CWS, formally Custom Window Systems, built its reputation on impact-rated aluminum and vinyl windows and doors, and many original Sacramento installations from the 1990s through the early 2010s used their 9500 and 9700 series aluminum frames. You’ll find the model number etched on a small metal sticker inside the frame channel, usually on the head or jamb. The 9500 series carries a narrower 2-5/8″ frame depth, while the 9700 series runs a full 3-1/4″ depth, and the balance hardware between the two is not interchangeable, which is the single most common mismatch we see when a homeowner orders a part online and it arrives wrong. Trevor Nash has pulled apart enough of these units across Sacramento to know that OEM (original equipment manufacturer) parts are worth the extra cost for balances and locking hardware because the tolerances matter, while aftermarket weatherstripping and wool pile often fit better than the original material ever did. If the sticker is gone, measure the visible glass height and the frame depth with a tape measure before calling anyone; those two numbers narrow down the series quickly.

Signs Your CWS Windows & Doors Is Failing

  • Window sash won’t stay up. The block-and-tackle balance inside the jamb has lost spring tension or a cord has snapped. It’s a wear item, and on CWS aluminum frames from the 90s it’s almost always the first thing to go.
  • Sliding door grinds or binds halfway. Sacramento’s dust settles into the bottom roller housing and grinds the nylon wheels flat. Once the roller flattens, the door panel’s weight rides directly on the aluminum track and gouges it.
  • Locking lever spins without engaging. The cam plug or keeper inside the multi-point lock assembly has stripped. This is a security issue, not a cosmetic one, and it’s the repair we recommend scheduling fastest.
  • Drafts around the frame even when closed. The wool pile weatherstrip has compressed to nothing after 15 or 20 summers of Sacramento heat. The good news is it’s an inexpensive fix; the bad news is it means the sash alignment may also have drifted.
  • Condensation or haze between the panes. The insulated glass unit’s seal has failed and the argon gas has leaked out. You can’t reseal it back to factory spec; the glass unit gets replaced, not repaired.

Replacement Cost & What’s Included

In Sacramento, we quote CWS parts replacement two ways: component-only service calls for specific hardware, and full window or door replacements when the frame itself has failed. A balance replacement or roller swap typically runs $450 – $900, glass unit replacement lands between $800 – $2,500 depending on glass size and whether it’s standard clear or low-E, and a full CWS window replacement runs $4,500 – $15,000 for the average Sacramento home when you factor in frame condition and install complexity. What drives the number is mostly access: a second-story window on a stucco-clad 1950s house in Tahoe Park costs more in ladder work and exterior trim than a ground-floor slider in Natomas. Every quote includes the part, the labor, and the written 365-Day Done Right Promise: if something fails inside that year, we return and fix it at no charge. The price we hand you before work starts is the price on the invoice.

DIY or Call Us?

You can safely clean a sliding door track with a stiff brush and mild soap, and you can check door alignment with a level. What you shouldn’t do is attempt to replace a block-and-tackle balance, a multi-point lock assembly, or an insulated glass unit on your own. The balance is under spring tension, and a wrong move with a flathead screwdriver can send it flying; the multi-point lock has six or more moving linkage points that have to align within millimeters or the door won’t lock at all. On impact-rated CWS frames (common in older Sacramento homes with big south-facing glass), the glazing bead fits so tightly that forcing it cracks the frame. If it’s a minor track cleaning, go for it. If the part you’re touching is under tension or controls the lock, call us at (279) 300-1177 before you make it worse.
