Cover Home Additions & ADU: The Sacramento Owner’s Guide

If you own a Cover-built home addition or ADU in Sacramento and something’s failing, we can help. Home addition and ADU repairs and rebuilds in Sacramento typically run $45,000 – $130,000 depending on scope, and we stock or can source the branded materials most Cover projects used. Most owners discover a problem the same way: a door that won’t latch after a wet winter, drywall cracking along a new roofline seam, or a mini-split that never cooled the ADU properly from day one. Trevor Nash and our crew at Penhallow Remodeling Sacramento work on these structures regularly, and we’ll tell you straight what’s worth fixing and what’s worth redoing.

Penhallow Remodeling Sacramento is an independent remodeling contractor. We’re not affiliated with Cover, but we know their builds well enough to tell you where the weak points usually are, and what it costs to make them right in Sacramento’s climate.

Which Cover Models This Applies To

A second-story addition that matches the existing roofline

Cover home additions and ADU units built in the Sacramento area share a few common traits that matter when something needs repair. Most Cover projects use panelized wall sections, prefabricated roof trusses, and standard-width door and window openings. That’s good news for repairs, because the rough openings tend to match standard fixture sizes. If you’re trying to identify what you have, check the permit documents from your build, or look for a small metal plate on the interior of a closet wall or under the main electrical panel. The model or unit reference is usually there.

The bigger compatibility question is simpler than people expect. Cover builds fall into two broad buckets: site-built additions that tie directly into the original home’s roofline and foundation, and detached ADUs that sit on their own slab or pier foundation. The repair approach is different for each. A site-built addition failing at the tie-in point, where the new roof meets the old, is usually a flashing or drainage issue. A detached ADU with floor bounce or drywall cracks usually points to foundation movement in Sacramento’s expansive clay soil. We don’t push OEM repair parts for these jobs because most of what fails, flashing, siding, window seals, subfloor, is standard trade material. Where Cover-specific components exist, like a proprietary wall panel, we match the dimensions rather than forcing a patch.

We also work with the brands Cover crews commonly used: KraftMaid cabinetry, Cambria and Silestone countertops, plus James Hardie siding.

Signs Your Cover Home Additions & ADU Is Failing

  • Drywall cracks at the roofline or tie-in point. This usually means the addition is settling differently than the main house, or the truss connection is moving with Sacramento’s wet-dry soil cycle. Small cracks are cosmetic; cracks wider than a quarter-inch need a structural look.
  • Doors and windows that stick in winter and loosen in summer. Sacramento’s clay soil expands when wet and shrinks when dry. A Cover addition on a slab will move with it. If the movement is seasonal and minor, that’s normal. If doors stop latching entirely, the slab or foundation needs to be checked.
  • Water staining at the ceiling near the roof tie-in. The junction where a new roof meets the original house is the single most common leak point on any addition, including Cover builds. Failed flashing or a badly lapped shingle course is usually the cause.
  • ADU floor feels soft or bouncy. This points to joist spacing or subfloor issues, sometimes from moisture wicking up through a slab that lacked a proper vapor barrier. In Sacramento’s dry summers this hides; in wet winters it shows.
  • Mini-split or HVAC never keeps the space comfortable. Many Cover ADUs were permitted with code-minimum HVAC sizing. By August in Sacramento, that shows up in rooms that won’t cool below 80 degrees. The fix is usually a properly sized unit, not more refrigerant.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

For the scope of work most failing Cover additions and ADUs need, here’s what Sacramento homeowners can expect to pay:

Scope of Work Typical Cost in Sacramento
Full home addition (tie-in, framing, roofing, finishing) $45,000 – $130,000
ADU construction (new build, ground-up) $90,000 – $220,000
Garage conversion to living space $30,000 – $80,000
Roof replacement on an addition/ADU $8,000 – $20,000
Window replacement $4,500 – $15,000

What drives the number up or down is straightforward: the size of the space, whether we’re repairing or rebuilding, the roof pitch, and how much of the original plumbing and electrical can be reused. Every job gets a written price before we start. No verbal ballpark that changes when we open the wall. The price on day one is the price on the invoice. Every project carries our 365-Day Done Right Promise: if the work fails inside a year, we come back and fix it at no charge. That’s in writing.

DIY or Call Us?

There’s a safe middle ground here. You can check for visible issues yourself: walk the perimeter after a rain and look for standing water against the foundation, check ceiling corners for staining, test every door and window for smooth operation. Those observations help us price your job faster. What you should not do is open a wall, pull a window, or try to patch a roof tie-in from a ladder. Roof work on a Sacramento summer afternoon, two stories up, over a clay tile or comp shingle roof, is not the place to learn flashing technique. The same goes for any electrical or HVAC diagnosis inside an ADU.

If you’ve got a failing Cover addition or ADU and want a straight answer on what it costs to fix, call us at (279) 300-1177. We’ll put a number in writing and tell you exactly what’s included, and what isn’t.
