GAF Home Additions & ADU: The Sacramento Owner’s Guide

When you’re planning a home addition or ADU in Sacramento, the roofing system you choose matters more than most people realize. We install GAF roofing systems on additions and ADUs throughout Sacramento, with full projects typically running $45,000 – $130,000 for the addition itself, while a complete ADU construction lands between $90,000 and $220,000. Most homeowners discover their existing roof wasn’t spec’d correctly for an addition when leaks show up at the tie-in point, or when a contractor tells them the old shingles don’t match the new section. If you’re staring at a patch job that keeps failing or an addition that never got proper flashing, this page tells you exactly what goes wrong, what it costs to fix, and what we actually put on the roof so it doesn’t happen again.

We should be clear up front: Penhallow Remodeling Sacramento is an independent remodeling contractor. We are not affiliated with GAF, but we install their roofing products because they hold up in Sacramento’s hot, dry summers and wet winters. More on that below.

Which GAF Models This Applies To

GAF makes a full line of asphalt shingles, underlayments, and accessory products, and the right choice depends on what your addition or ADU actually needs. The Timberline HDZ and Timberline UHDZ lines are the workhorses we see most often on Sacramento additions, because they carry a wind rating that matters when the Delta breeze kicks up in the spring. For ADUs with lower-slope roofs, GAF’s TPO and modified bitumen membranes come into play, especially on flat or shed-style roof designs common in midtown and Oak Park ADUs.

Here’s the compatibility gotcha most homeowners never hear: the underlayment and flashing system matters as much as the shingle itself. GAF’s shingles are tested as a system with their Deck-Armor underlayment and their starter strips. Mixing a GAF shingle with a bargain-basement felt from a big box store voids the manufacturer’s wind warranty and shortens the roof’s real lifespan by years. If you’re adding onto an existing home, the tie-in where old roof meets new roof is where every shortcut shows up first. We spec the full GAF system, not just the shingle on top.

On the question of OEM versus aftermarket: for roofing, this is rarely a debate worth having. Generic flashing, off-brand ridge vents, and third-party underlayment undermine what you paid for when you bought a GAF roof. We stock GAF’s matching accessories on our supply orders for every addition and ADU we build in Sacramento. The savings from substituting generic parts is usually under $300 on a $100,000 project. That’s not where you cut corners.

Signs Your GAF Home Addition or ADU Roof Is Failing

  • Water staining at the addition tie-in. This is the number one failure point we see in Sacramento additions. The old roof and new roof expand and contract at different rates, and if the flashing wasn’t layered correctly, water finds the seam within a year or two. The stain usually shows up in the corner of the room closest to the existing structure.
  • Granules in the gutters within the first five years. GAF shingles shed some granules during installation, but consistent granule loss on a young roof usually means the shingles were installed over a damp or uneven deck. In Sacramento’s summer heat, that trapped moisture cooks the shingle from underneath.
  • Lifted shingle tabs at the eaves of your ADU. The roof edge takes the most wind abuse, and Sacramento’s spring wind season finds every weak nail line. If you can see tabs lifting from the ground, the seal strip has failed, which means the shingle is no longer rated for the wind speed GAF certified it for.
  • Attic heat that feels excessive, even for Sacramento. A properly vented GAF system uses ridge vents and intake vents that balance airflow. When an addition or ADU gets a roof without the matching vent system, attic temps climb and the shingles age prematurely. You’ll notice it when your ADU’s cooling bill in July looks like a car payment.
  • Ceiling cracks or door sticking inside the addition. This sounds like a structural issue, and it can be. But when an addition’s roof structure wasn’t tied into the existing framing correctly, the whole roof assembly shifts. The roofing membrane then flexes, fasteners back out, and leaks follow. We see this in East Sacramento additions built during the 2000s boom.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

For a full GAF roofing system on a new Sacramento addition or ADU, you’re looking at $8,000 – $20,000 for the roof itself, on top of the $45,000 – $130,000 construction cost for the addition. If you’re replacing a failed roof on an existing addition, that $8,000 – $20,000 range covers tear-off, disposal, new decking where needed, GAF underlayment, shingles, flashing, and ventilation. The range shifts based on roof complexity, pitch, and how much decking needs replacing.

Here’s what that money includes when we do it: a written price before any work starts, so the number on day one is the number on the invoice. A written 365-Day Done Right Promise. If the roof fails inside the guarantee period, we come back and fix it at no charge. That’s not a verbal promise. It’s in writing on every project. Trevor Nash grew up in the San Fernando Valley and got his start at Los Angeles Trade-Technical College before spending the better part of two decades swinging a hammer across Southern California. For the last several years, he and his crew have been doing honest remodeling work throughout Sacramento, and the pricing discipline carries over: you get the real number, not a range that grows after demo day.

Parts and labor aren’t bundled into some mystery lump sum. We show you the shingle cost, the underlayment cost, the flashing cost, and the labor as separate line items. You’ll know exactly what you’re paying for and why.

DIY or Call Us?

Roofing is one of the few trades where the DIY conversation should end quickly. Sacramento roofs see 100-degree summers and real wind events. A roof that’s not flashed, nailed, and sealed correctly becomes a $20,000 interior repair instead of an $8,000 roof job. The safe things you can do yourself: check your gutters for granules after storms, look for lifted tabs from the ground, and watch for ceiling stains inside. That’s diagnostics, not repair.

If you need to go up on the roof to inspect, and the pitch is anything steeper than a gentle slope, call us. Falls from roofs are the leading cause of construction fatalities, and no savings is worth that risk. Our crew is trained for steep pitches, tie-ins, and the specific way Sacramento’s climate cycles between bone-dry heat and winter rain punish a roof. Call (279) 300-1177 and we’ll take a look for free.
