PGT Home Additions & ADU: The Sacramento Owner’s Guide
If you’re planning a home addition or accessory dwelling unit (ADU) in Sacramento and want PGT windows and doors included, expect to budget $45,000 – $130,000 for the addition, with ADU construction typically running $90,000 – $220,000 depending on size, foundation work, and finish level. PGT impact-rated windows add roughly 15 – 25% to your glazing line item versus standard vinyl, but they’re often required in California wildfire zones and make a real difference in Sacramento’s summer heat. We’re an independent Sacramento contractor, not a PGT dealer, but we install and service PGT windows, sliding glass doors, and hinged patio doors as part of our remodeling and addition work every month.
Most homeowners come to us two ways. Either they’re mid-design on an ADU and the building department flagged that they need impact-rated or Title 24-compliant glazing, or they already have PGT windows in their main house and want the new addition to match. Either way, the part that fails first isn’t usually the glass. It’s the roller assemblies on sliding doors, the weatherstripping on hinged doors, and the balance mechanisms on single-hung and double-hung windows. We’ll get into all of that below.
Which PGT Models This Applies To

PGT makes several window and door lines that show up regularly in Sacramento additions and ADUs. The big ones we work with are the WinGuard series (aluminum and vinyl, impact-rated, commonly specified in WUI – wildland urban interface – zones around Folsom, Granite Bay, and the foothills), the SpectraGuard line, and the Eze-Breeze porch enclosure systems you sometimes see on sunroom additions. For a new ADU, WinGuard vinyl single-hung and horizontal roller windows are the most common spec because they meet California’s Title 24 energy requirements while carrying the impact rating some Sacramento County and Placer County building departments want to see on accessory structures.
Identifying your PGT model is straightforward. Look for the AAMA certification sticker on the inside of the frame, usually on the head jamb or the side of the sash. It lists the series name and manufacturing date. If the sticker is gone, measure the visible glass width and height plus the frame depth, then check for the PGT logo etched in a corner of the glass. That etched logo is the quickest tell. One compatibility gotcha: WinGuard aluminum and WinGuard vinyl use completely different roller cartridges and weatherstripping channels, even though the windows look nearly identical from the outside. Ordering the wrong one means a second trip and a frustrated homeowner. We check the frame material before ordering anything.
OEM versus aftermarket matters on PGT doors more than windows. For slider rollers, PGT uses proprietary housing dimensions on some WinGuard models, and generic rollers from a big-box store sit too low or bind in the track. We stock OEM PGT rollers for the common WinGuard slider sizes and use quality aftermarket rollers only where the spec matches exactly. For balance springs and weatherstripping, aftermarket equivalents are often better value and functionally identical. But for anything involving the glazing itself, we always replace glass with PGT factory glass because the Low-E coatings and impact laminates are matched to the frame.

Signs Your PGT Home Additions & ADU Is Failing
Here’s what homeowners around Sacramento actually call us about. Not hypothetical noise, this is the list from our service log.
- Sliding door sticks, grinds, or drags. The roller assemblies on PGT sliders wear unevenly, especially in Sacramento’s dry, dusty summers when grit settles into the lower track. You’ll feel a grinding sensation or the door will take two hands to move. The rollers need replacement, and running them too long scores the aluminum track.
- Condensation or haze between the panes. This means the insulated glass unit’s seal has failed. Sacramento’s temperature swings, especially nights in the low 40s followed by 90-degree afternoons, flex the sealant around the pane until it cracks. The only permanent fix is new glass.
- Drafts around the door or window perimeter. PGT weatherstripping on WinGuard doors is a foam-and-fin seal system that breaks down after 8 – 12 years of direct sun exposure. If you can see daylight at the top or bottom corner of a closed door, the weatherstripping is shot.
- Window won’t stay up when you open it. That’s a failed balance spring or block-and-tackle balance inside the frame. This is the most common failure on PGT single-hung and double-hung windows after about a decade in service.
- Broken or seized lock mechanism. PGT uses multi-point locks on their French door and sliding door lines. If the mushroom, star, or roller cams on the lock strip, the door won’t secure properly. Our business guideline says it plainly: if the door locks, the security matters. A stripped lock means the door is no longer keeping anyone out.
Replacement Cost & What’s Included

For a home addition or ADU in Sacramento that includes PGT windows across the project, the window and door line item runs between $8,000 and $25,000 depending on the number of openings, the series you choose, and whether you need impact-rated glass throughout. But this page is about existing PGT components failing, so here’s what replacement parts and labor run when we come out.
| Service | Sacramento Price Range | What’s Included |
|---|---|---|
| PGT slider roller replacement (per panel) | $180 – $420 | OEM or matched aftermarket rollers, track clean and lube, operation check |
| PGT weatherstripping replacement (per door) | $140 – $350 | Full perimeter seal, head and threshold adjustment |
| PGT insulated glass unit replacement | $350 – $900 per pane | Factory-matched glass, new glazing bead, disposal of old unit |
| PGT window balance spring replacement | $120 – $280 per window | New spiral or block-and-tackle balance, window re-tensioned |
| PGT multi-point lock replacement | $220 – $500 per door | New gearbox and lock strips, door realignment |
These are the numbers we quote at the kitchen table, not a national average pulled from a database. Parts and labor are broken out separately, and if the part we bring is wrong, we eat the second trip under our 365-Day Done Right Promise. You also get a written line-item quote before we order anything, so the number you approve is the number you pay.

Fair question, and we’ll give you the straight answer. You can safely check a few things yourself. Pull the sliding door panel and look at the rollers. If they’re cracked or the bearings are seized, you’ve confirmed the problem. Check the corners of your windows for daylight. Inspect the weatherstripping for brittleness. These costs nothing and tells us where to start when you call.
What you should not do is attempt roller replacement or balance spring replacement without a wood block, the correct screwdriver, and an understanding of how PGT sashes come out of the frame. These windows are heavy, ranging from 40 to over 100 pounds once the glass is installed. A window that drops when the balance lets go can break fingers or the pane itself. That’s the honest warning. We’re not trying to scare you into a service call, we’re telling you what we’ve seen from homeowners who tried to save the labor line and ended up paying for a new sash instead. Call us at (279) 300-1177 and we’ll give you a written number before we touch the first screw.
FAQs

PGT frames and glass should last 25 – 35 years in Sacramento’s climate, but the moving parts wear out sooner, rollers and balances typically need replacement at the 10 – 15 year mark depending on sun exposure and how often the window is used. Call (279) 300-1177 for an exact assessment, estimates are free.
Rollers, balances, weatherstripping, and lock mechanisms are replacement jobs, not repairs, the part cost is low and the labor is straightforward, so repairing a roller assembly makes no sense when a new OEM roller set is $40 – $90. The only repair-versus-replace decision is on glass, and if the seal has failed, replacement is the only permanent fix.
Roller replacement on a sliding door takes 45 – 90 minutes. Weatherstripping runs about an hour per door. Insulated glass replacement is 2 – 3 hours per window because we’re removing the sash, cleaning the frame, and disposing of the old unit. Most jobs are done in a single visit; we’ll tell you the arrival window when you book.
We stock common PGT WinGuard slider rollers and weatherstripping in our Sacramento trucks because that’s what fails most often. Glass and balance springs are ordered per job to match your exact window dimensions, which takes 3 – 7 business days depending on the series. We’ll give you the lead time in writing before you commit.
Talk to Trevor and the Team
We’ve been remodeling and repairing homes throughout Sacramento for years now, from kitchen gut-outs in East Sacramento to bathroom rebuilds near McKinley Park. We’ve also installed and serviced PGT windows in Land Park, Curtis Park, and out toward Elk Grove, and we know what fails here because of our specific climate. Trevor grew up in the San Fernando Valley, trained at Los Angeles Trade-Technical College, and spent nearly two decades swinging a hammer before bringing that experience north. He prices work straight the first time. Tell me what you want the room to feel like, and I’ll tell you what it actually takes to get there.
If your PGT window or door is failing, call (279) 300-1177. You’ll get a real person on the line, a written quote before any work starts, and a 365-Day Done Right Promise in writing.
